Planning and Zoning Commission
Amherst Planning Commission:
The Planning Commission has the authority to regulate subdivisions, provide for the arrangements of streets, highways and regional plans. The Planning Commission approves lot splits (Ord 1107.01) and determines traffic impact (Ord 1111.01c) in the case of Commercial new development or additions. Any new development and/or changes in an I-1 District must be recommended to the City Council Industrial Review Committee for approval (Ord 1141.07).
The Planning Commission meets the last Tuesday of every month at 6:00 pm. Applicants must submit a copy of the plat/property clearly showing the buildings or addition, with all measurements, surrounding buildings, parking area and landmarks. There is a non-refundable fee* which must be received, along with the plans, four weeks before the scheduled meeting. You will receive an agenda and you are required to attend the meeting. All applicants will receive a copy of the minutes.
*Commercial buildings and lot splits - $200.00. All other categories - $100.00

Any decision of the Building Inspector made in enforcement of the Zoning Code may be appealed to the Board of Zoning Appeals. The ZBA may determine and vary the application of use, height, area regulations and building line regulations in all cases listed in the Zoning Code where approval of the Board is required after public notice and hearing.
The Zoning Board of Appeals meets the last Tuesday of every month at 7:00 pm. Applicants must review and indicate any variances they are requesting for the district. An application for a Zoning Variance can be obtained on this website or at the Building Department. There is a $35.00 (residential) or a $100.00 (commercial) non-refundable fee which must be received, along with your request, two weeks before the scheduled meeting. Your request will appear in the Morning Journal. You will receive an agenda and you are required to attend the meeting. All applicants will receive a copy of the minutes.
The public may receive an agenda and/or the minutes from the meetings by submitting a stamped, self-addressed envelope to the Building Department, 480 Park Avenue, Amherst, OH 44001.
